![]() Since 1983, when we opened our first office here, the average selling price of a Long Beach Island home over these last 25 years has increased almost 14% per year. That INCLUDES the slowdowns of 2006-2007 and 1988-1990, as well as the "boom" of 2000-2005.
Like many investments, real estate is cyclical. What's special about areas like Long Beach Island is that you can ENJOY your investment. Not so with stocks and bonds, or rental real estate in non-resort areas.
We are in a point in the local real estate cycle where there are very good values available and still a pretty decent selection. Plus, interest rates are very good. A lower purchase price combined with today's low interest rates means a lower Cost of Ownership than has been seen on LBI in a number of years.
In spite of this opportunity, our LBI real estate market, like most of the country's, has been slow. Buyers are understandably cautious when the mainstream media is full of bad economic news.
Investing today is not for the faint of heart or for those looking to "flip" a quick profit. But for those who can see beyond today, who have a reasonable time horizon of ownership, and who believe that unique places like LBI will continue to be attractive and valuable -- there is great opportunity today.
The crazy times of rampant speculation are over -- at least for now. But the huge demographic wave of "baby boomers" seeking vacation homes and "pre-retirement" homes in vacation areas is still there -- and will be for many years to come.
The Demand is there and will continue. And on LBI -- as in any shore area -- the Supply will remain limited.
